Chapter 01

Hot upstairs, cold downstairs

The second floor bakes in summer, so the downstairs gets too cold while the system tries to cool the top of the house. Or you like one temperature and your spouse prefers another. Zoning is the answer for larger homes with multiple floors or sprawling layouts, and for houses with a few rooms that barely get used.

Good candidates include homes with concrete slab foundations, large windows, high ceilings, or finished rooms in the attic or basement. Closing registers by hand is not zoning. It does not make the furnace or air conditioner produce less heat or cold, and it can contribute to leaky ductwork and low airflow.

Dampers, a panel and a thermostat for each zone

You decide the location and size of each zone with guidance from our professionals. A zone can be a room, several rooms or a whole floor. We install dampers in the ductwork, mount a control panel near the furnace and place a thermostat in each zone. When a thermostat calls, the panel opens or closes the dampers to send the air where it is needed, and you can control the thermostats from a smartphone or tablet.

The panel also tells the furnace or air conditioner when to run and when to shut down, which is where the energy saving comes from. Dampers work only as well as the ducts they sit in, so we size the zones from room-by-room load calculations and fit them to ductwork built in our own shop to SMACNA standards.

No ducts at all? A ductless system with several air handlers does the same job, with each air handler acting as a zone with its own thermostat.

Repairs, and keeping the dampers honest

Rattling noises or unresponsive dampers mean something needs attention. We evaluate the problem and fix it promptly with as little disruption to your home as possible, working around your schedule. We promise never to replace a part unless it is necessary or we can demonstrate a significant saving.
